    Land Trusts have been around for over a hundred years, but its only recently that they have become well known thanks to real estate ebooks. Land trusts give advantages to the middle class by helping with the protection of their assets and investments, providing investors with methods of easier property management, as well as giving large conglomerate REIT's ease of operation when buying, selling, or changing ownership in large development projects.     Land trusts offer several asset protection features that will work for any size real estate portfolio. Using a land trust to buy a property instead of using your personal name gives the buyer several advantages:

    - Keep his name and the purchase price anonymous and off public record.

    - Keeping their name as the buyer off public record allows the buyer to defer to another authority when dealing with tenants and buyers alike, giving them an edge in negotiating terms and prices with buyers and tenants.

    - Keeping the sales price private, means the property taxes on the real estate purchased could potentially be kept lower, saving the investors thousands of dollars a year.

    - Staying anonymous also discourages frivolous lawsuits against the owners.

    - The trustee and beneficiary can choose a successor. This helps avoid probate in the untimely death of either party.
